Further, we are able to make sure that real world management and maintenance issues are properly addressed with both existing tenants and when dealing with new lease negotiations.

In many cases, we increased the quality of service provided to a property while maintaining or reducing operating expenses. Several of our shopping centers have not had overall increases in their controllable expenses in the last few years.
